“I met Alex Bautista/Gigi Construction several years ago via Angie's list. At the time, I was looking for bathroom tile repairs in 2 bathrooms with hard to match tiles. I found Alex to be personable, knowledgeable, professional, an especially attentive and patient listener to me as the client, and most helpful in offering options that were critical in determining scope the project, selecting materials and color options, and relevant costs along the way. He accompanied me to several vendors to review options. I must admit that I slowly pushed a lot of project scope creep along the way, and Alex was helpful in adjusting to my growing wants. Gigi Construction completed 3 1/2 complete bathroom renovations for me in 2020-2021--marble tile, quartz countertops, etc; not so easy during the pandemic and with material challenges. And, in 2021, Gigi completed a rather extensive kitchen renovation for me as well, with new appliances, quartz countertops, relocating the kitchen island, new recessed lighting, LVP flooring, etc. And, along the way, Gigi found time to paint the all interior walls of the entire house, upgrade my mud room with new cabinets and flooring, and mount the TV over the fireplace. I am already thinking about yet another project for Alex and Gigi Construction involving some outside as well as inside work. “There was a plumbing issue in my basement bathroom where the bathroom was letting off a sewer smell. A friend told me about Alex (Gigi Homes and Construction). Alex and his guys quickly identified the problem. Unfortunately we had to demolish the entire shower. The plumbing was not done correctly. No — and this catches most Sudley homeowners off guard. Sudley uses a Manassas mailing address but sits in unincorporated Prince William County. The City of Manassas has its own building department across the boundary; your permits run through the Prince William County Building Development Division instead. Different office, different inspectors, different code interpretation patterns. Every proposal we write names the exact permit path for your address.

Prince William County residential permit review typically runs two to four weeks. Fairfax County structural permits take three to six weeks. That difference is real — on a Sudley project where cabinets are already ordered during design, the faster review means construction can start a couple of weeks earlier and total elapsed time compresses versus a comparable Fairfax County job.

Interior kitchen work almost never triggers HOA review. Some Sudley blocks have active associations — Sudley Springs is the named example. Their architectural review boards focus on exterior visibility. If any exterior scope rides along on the project (new window, range hood vent through an exterior wall), we handle the ARB packet in parallel with the county permit.

Almost certainly yes in a Sudley 1980s or 1990s colonial. That wall is carrying the second-floor load through the middle of the house. Removing it requires stamped drawings from a structural engineer, a correctly sized beam, a structural permit through Prince William County, and a framing inspection before drywall. We handle every step.

A mid-range gut with the same footprint runs $50K–$85K — the sweet spot for most Sudley projects and the tier that returns best at resale for this $470K-median market. Full-gut with wall removal, custom cabinetry, and premium appliances pushes toward $100K–$150K+. The Sudley finished-home value doesn't support premium-tier spec the way Chantilly or Fairfax Station does, so mid-range done right is usually the smart scope decision.

Three to five months for a mid-range Sudley project. Design takes four to eight weeks. Permit review through Prince William County takes two to four weeks. Semi-custom cabinets take six to ten weeks. Construction is six to twelve weeks on-site. The faster Prince William County review pulls the total elapsed time in on the shorter end compared to Fairfax County projects of the same scope.
