Kitchen Remodeling in Chantilly, VA.

Chantilly kitchen projects don't start with resale math. They start with the household that already decided this is the house — the kitchen has to work for another fifteen years of family dinners, homework nights, and Saturday guests who never leave the island. That framing shifts what gets built here compared to a five-year-flip refresh.

The Chantilly Kitchen

What a Chantilly kitchen remodel actually looks like.

Chapter 01

The starting point

The 1990s Chantilly colonial kitchen you're probably remodeling has raised-panel oak or builder-grade maple cabinets, laminate counters in beige or almond, fluorescent overhead lighting, and a wall separating the kitchen from the family room. Appliances installed sometime around 2005. That's the shape most Chantilly kitchen projects begin with — closed-plan, mid-tier build, thirty years of daily wear.

Chapter 02

The forever-home scope

Chantilly homeowners aren't remodeling to sell — they're remodeling because this is the house. That shows up in the scope: bigger islands (eight to ten feet, not four seats), butler's pantries carved out of adjacent closets, statement range hoods, panel-ready refrigerators, and cabinetry priced up to semi-custom or custom rather than stock. The kitchen is being built to hold up for the next fifteen years of family life, not the next listing.

Chapter 03

The finishes most Chantilly kitchens end up with

Warm-veined quartz in gold or cream (the 2026 shift away from cool grays). Two-tone shaker or slab cabinets — painted white perimeter with a forest-green or navy island. Brushed brass mixed with matte black hardware. Wide-plank white oak or LVP running continuous through the main level. A statement range hood over the cooktop. Under-cabinet LED and pendant lighting. Custom cabinet lead times run eight to fourteen weeks, so we order early and stage the on-site work around what has actually landed.

What Chantilly Homeowners Are Solving For

What Chantilly homeowners want out of their kitchen.

Every Chantilly kitchen remodel starts from a familiar set of frustrations. The forever-home framing changes which of them get named first. Here's what homeowners here bring to the first walkthrough, and what we actually do about it.

The wall between the kitchen and family room

I can't see the kids at the family room end, and the kitchen feels like its own island — not the good kind.

That wall in a 1990s Chantilly colonial is almost always load-bearing. We size the beam, get the engineer's stamp, pull the structural permit through Fairfax County, and take it down as one coordinated structural project — the framer, the electrician working through the wiring inside that wall, drywall, and finish carpentry running as one sequence.

Ask yourself

When you're at the range, do you want direct sight-line to the family room, or do you actually like keeping the kitchen as a slightly quieter room during dinner parties?

The island that isn't big enough for how you actually live

The current island seats two, and it's constantly the bottleneck when we have people over.

Chantilly households want islands that seat four to six on one side, with a prep sink or second sink on the work side and real drawer stacks below. Eight to ten feet is the common target here. We often get it in the same footprint by taking the wall down and rebuilding the flow from scratch.

Ask yourself

What actually happens at the island — breakfast, homework, hosting? Six seats for a Saturday morning is a different design than four seats for a weeknight.

The pantry that's a closet, not a room

Groceries land on the counter and stay there because there's nowhere to put them.

The most named request Chantilly-specific: a proper butler's pantry — a secondary prep and storage zone off the main kitchen, with counter space, uppers, and often a beverage fridge or second dishwasher. We carve it out of an adjacent closet, an unused breakfast nook, or a corner of the mudroom during the same window.

Ask yourself

Do you want a butler's pantry sized to prep and store — appliances included — or a walk-in pantry that's just deep storage? The two designs land very differently.

The finishes that read as 1998, not 2026

The oak cabinets and almond counters age the whole house by a decade.

Warm-veined quartz in gold or cream replaces the beige laminate. Two-tone shaker or slab cabinetry — painted white uppers, a forest-green or navy island — replaces the raised-panel oak. Brushed brass mixes with matte black hardware. Wide-plank white oak or LVP runs continuous through the main level. The finishes get chosen for how they'll read in ten years, not for what's trending on Zillow this quarter.

Ask yourself

Is this a kitchen you'd pick again in a decade, or is this a kitchen for the resale window? The scope changes depending on which.

The panel that trips when the appliances all fire

The lights dim when the microwave and the dishwasher both go, and we're still running the same panel from when the house was built.

Original Chantilly panels weren't sized for an induction cooktop, a warming drawer, a panel-ready refrigerator, an under-counter beverage fridge, and a microwave drawer running simultaneously. We check the panel first, then quote either a sub-panel upgrade or a full-panel swap into the proposal so the appliance package you're actually planning will run without cycling.

Ask yourself

What appliances are you actually planning — induction, wall oven, warming drawer, wine fridge, panel-ready fridge? We'll size the panel for the load you'll actually run.

How It Works in Chantilly

Five things every Chantilly kitchen project runs through.

The concrete parts of a Chantilly kitchen job that homeowners want nailed down before they sign. Permits, ARB review, panels, cabinet timing, budget realism.

  1. Step 01

Same Fairfax County permit path as Centreville and Burke

Chantilly is unincorporated Fairfax County. Wall removal requires stamped drawings from a structural engineer plus a structural permit through Fairfax County's Land Development Services. Plan review typically runs two to six weeks. We handle both the engineering and the filing so you're not chasing paperwork.

  2. Step 02

The ARB usually doesn't touch a kitchen

Chantilly's HOAs — Poplar Tree, Armfield, Chantilly Highlands, Cabells Mill — each run their own architectural review board. Interior kitchen work generally stays outside their scope. The exceptions are when we cut a new window opening or route a range hood vent through an exterior wall. When either applies, we run the ARB packet in parallel with the county permit.

  3. Step 03

The panel almost always needs a look

The 100-amp panel from a 1990s Chantilly build wasn't sized for the appliance package Chantilly homeowners are actually specifying now: induction cooktop, wall oven, warming drawer, panel-ready refrigerator, wine fridge, microwave drawer. A sub-panel upgrade or full-panel swap is a common ride-along on a Chantilly full-gut kitchen. We check first and quote it up front.

  4. Step 04

Cabinet and appliance lead times decide the schedule

Custom or semi-custom cabinets run eight to fourteen weeks from order to delivery. Pro-grade appliance packages — Wolf, Sub-Zero, Thermador — run four to twelve weeks. Panel-ready refrigerators frequently run at the longer end. These two lead times decide the on-site start date more than anything else. We order both during the design phase so the crew isn't sitting on demo waiting on boxes or a fridge.

  5. Step 05

    Realistic timeline and budget

Cosmetic refresh (paint, counters, no plumbing moves) runs three to six weeks and $25K–$45K. Mid-range gut with layout kept runs six to ten weeks on-site and $55K–$95K — the Northern Virginia mid-range you'll hear quoted anywhere. Full-gut with wall removal, butler's pantry, and premium appliance package runs eight to twelve weeks on-site plus design and permits, and $110K–$200K+. Every proposal is fixed-price after the in-home walkthrough.

11+ Years in Chantilly

The kitchen we opened up on Poplar Tree last month.

Eleven years of remodeling Chantilly kitchens specifically means we know where the load-bearing wall sits in a Chantilly Highlands colonial, why the panel in an Armfield Farms house is one breaker short of the appliance package the household is planning, which cabinet lines land on their promised week, and which ARBs turn packets around fastest.

Across Chantilly

What kitchen work looks like across the subdivisions.

The Chantilly subdivisions we work most, and the shape a typical kitchen project takes in each. Different eras, different HOAs, different starting conditions.

Sully Estates

Executive kitchen for an executive-tier house

What you have

A 1990s or early-2000s executive colonial with generous square footage but a kitchen still boxed off from the family room. Original raised-panel oak, laminate or entry-tier granite counters, a builder-grade appliance package that doesn't match the scale of the rest of the house.

What you're asking for

A kitchen sized to the house. Ten-foot island with seating for six and a prep sink on the work side, statement range hood, panel-ready refrigerator that reads as cabinetry, warm-veined quartz counters, and a butler's pantry carved into the adjacent closet.

Chantilly Highlands

Open it up. Rebuild the flow.

What you have

A mid-1990s colonial. Closed-plan kitchen with a wall to the family room, oak cabinets in the original raised-panel style, laminate counters, a peninsula that reads as storage more than as a real work surface.

What you're asking for

The wall down between kitchen and family room, a real island rebuilt for how the family actually uses the space, two-tone painted shaker cabinets with a forest-green island, quartz counters, and continuous flooring across the entire back of the house.

Poplar Tree Estates

Same layout, whole new feel

What you have

A late-1990s or early-2000s Chantilly colonial with a kitchen that functionally works — U-shape, decent counter run, no complaints about the flow. Just tired of the oak boxes, the almond laminate, and the fluorescent tube overhead.

What you're asking for

Keep the layout, replace everything you see. Semi-custom cabinets in a color you actually chose. Warm-veined quartz counters. LVP through the main level. A real lighting plan with pendants and under-cabinet LED. Appliances that don't rattle when the dishwasher runs.

Chantilly Green

A statement kitchen for a statement house

What you have

One of the larger Chantilly Green colonials, good-bones kitchen, existing eat-in nook. The layout works. It just doesn't say much for a house at this scale.

What you're asking for

Something bolder than a refresh. Two-tone cabinets — a navy or forest-green island against a painted-white perimeter, brushed brass hardware mixed with matte black. A statement plaster or wood-clad range hood you notice when you walk into the room. A ten-foot island with a prep sink and drawer storage on both sides.

Armfield Farms

The wall, the pantry, and the appliance package

What you have

A late-1990s Armfield Farms colonial with a closed kitchen, a walk-in pantry that's really a closet, and an appliance layout that requires walking around the island to get from cooktop to sink.

What you're asking for

The wall to the family room down. The pantry rebuilt as a real butler's pantry with counter space, uppers, and a beverage fridge. An appliance package that matches how the household actually cooks — induction cooktop, wall oven, warming drawer, panel-ready refrigerator.

Cabells Mill

Smart storage. Real light. Nothing wasted.

What you have

A Cabells Mill colonial or townhouse-adjacent single-family with a kitchen that never had enough drawers, counter space, or task lighting to begin with. Original storage strategy assumed everyone kept less stuff.

What you're asking for

A kitchen where every drawer works. Pull-outs for trash and spice, deep pot drawers, appliance garages for the mixer and coffee station, a tall pantry cabinet where the reach-in used to be. Under-cabinet LED so the counter finally reads well after dark.

Greenbriar

Older Chantilly stock, systems that need attention

What you have

An older single-family in the Greenbriar pocket. A builder-grade kitchen from an earlier decade. The panel and the plumbing under the sink haven't been meaningfully touched since the house was built.

What you're asking for

A kitchen that fits how the household actually lives. Semi-custom cabinets with real drawer stacks. Quartz counters. An induction cooktop vented outside. And the panel and plumbing brought current so everything runs without the microwave tripping when the toaster fires.

The finished kitchen matters. So does everything before it: the months we spend in someone’s home, the questions we answer at nine at night, the calls we return the same day. These are the words of people who lived that with us. The experience is the work.

“Alex is an absolute pleasure to work with! I had a great experience. Alex doesn't just do the job, he does it with care, precision and attention to detail- almost like he is taking care of his own home. Alex and his team are professional and polite. He even brought back my trash cans back in (it was trash day) before he left which he didn't have to do at all! If you want a reliable contractor, Alex is your man!”

“I met Alex Bautista/Gigi Construction several years ago via Angie's list. At the time, I was looking for bathroom tile repairs in 2 bathrooms with hard to match tiles. I found Alex to be personable, knowledgeable, professional, an especially attentive and patient listener to me as the client, and most helpful in offering options that were critical in determining scope the project, selecting materials and color options, and relevant costs along the way. He accompanied me to several vendors to review options. I must admit that I slowly pushed a lot of project scope creep along the way, and Alex was helpful in adjusting to my growing wants. Gigi Construction completed 3 1/2 complete bathroom renovations for me in 2020-2021--marble tile, quartz countertops, etc; not so easy during the pandemic and with material challenges. And, in 2021, Gigi completed a rather extensive kitchen renovation for me as well, with new appliances, quartz countertops, relocating the kitchen island, new recessed lighting, LVP flooring, etc. And, along the way, Gigi found time to paint the all interior walls of the entire house, upgrade my mud room with new cabinets and flooring, and mount the TV over the fireplace. I am already thinking about yet another project for Alex and Gigi Construction involving some outside as well as inside work. Alex and Gigi have sort of turned me from a would be house seller of a house in poor to average shape, to deciding to keep this house and enjoy it. I highly recommend Alex Bautista and Gigi Construction--trustworthy, reliable, cost effective, and customer focused.”

“I hired GiGi Homes to repaint my newly purchased home as it was in pretty rough shape paint-wise. Alex was a pleasure to work with. Since I was a first time buyer, I had no idea what the costs were to paint an entire house. Alex was extremely patient as I asked him to break down the costs in his estimate multiple times. Admittedly, I did not properly budget for a paint job for the entire house, but I ultimately decided to repaint only the main level, stairway, and upstairs hallway as it was a hideous baby blue. Prior to the job, Alex drove over samples to me as I was in between colors and he even provided his opinion on what colors would look best based on the space. Alex finished the job in 2.5 days (I was on a time crunch due to furniture delivery) and he was extremely accommodating when I informed him of this time crunch very last minute - the day he was starting the project! Alex patched up where there were holes, seamlessly sanded the walls and trim, and repainted the trim. He even touched up a few doors and painted the inside of closets even though I said he didn't have to worry about them (closets were still that ugly blue that I hated)! I am so appreciative of Alex's work ethic, attention to detail, and professionalism. I would recommend him over and over again to everyone in the NOVA area - and I will definitely be having him take care of more home improvement projects later down the road!”

“I am so happy with the work Gigi homes did for me! The owners who finished my basement before did a horrible job but Alex and his team were happy to help me get everything fixed! From major drywall repair, painting all of 1400square feet, and much needed tile repair, my basement was pretty much brand new!... I even had them do additional trim work, recessed lighting, door trimming and had them hang blinds which all turned out beautifully. They were very reasonable in price, always showed up on time and worked straight through until everything was completed. I can't recommend them enough!”

“I had sidewalks and driveway lined with brick done, windows put in, power washing and trimming, carpet laid, concrete repaired. The workers were on time. If there was a delay I was contacted. Alex even took some off the price for my inconvenience. The work was well done, the workers showed pride in their work, and they left everything clean and removed debris. Alex is a good manager and has excellent staff. I'd use them again. And the bonus is their prices are very reasonable compared to other quotes I got.”

“Alex responded quickly and gave a reasonable quote. He arrived on time to remove all of the trim on our first floor and got to work right away. Before getting started, he put some drop clothes down to protect our floors. He is very honest and fair and we felt comfortable having him in our home. After a couple hours he finished, cleaned up, and was out. If you want someone who is easy to work with and communicates well call him. We would not hesitate to contact him again. We actually are getting him to do another project in the near future.”

“There was a plumbing issue in my basement bathroom where the bathroom was letting off a sewer smell. A friend told me about Alex (Gigi Homes and Construction). Alex and his guys quickly identified the problem. Unfortunately we had to demolish the entire shower. The plumbing was not done correctly. The first thing that impressed me was when Alex came to our home to give an estimate. He listened to what we expressed we were looking for, and did not once try to sell us on anything we weren't interested in. At the return appointment when we signed our contract. We then set up a day and time to meet at the store to walk us around as we picked out our bathroom vanity, mirror shower and floor tile. Alex remained very patient with us the entire time as we struggled to find the perfect items which we had envisioned. Every item of concern that we mentioned to Alex , his answer was always "that's no problem". After we made our selections, he walked out with us to our car and explained the rest of the process to us. From that point, everything moved like clockwork. All of the workers were punctual, polite and professional! Always cleaned up prior to leaving each day. Alex was always on top of the project status and scheduling. He definitely deserves a ton of credit for this happy customer! Not only was he a super easy person to speak with, but He was very kind, professional and thorough! He promptly responded to every call, email and text. Definitely a pleasure to work with! I am sure I will have some needs in the future, and Alex (GIGI Homes and construction )will definitely be my first call! I already have a couple of referrals that will be contacting you very soon! Thanks again! It was a pleasure working with you!! I love my new bathroom!”

“When I was selecting a contractor to do work in my bathroom after an electrical fire, Alex was my choice because of his professionalism and his attention to detail. When assessing the workspace, Alex was the only contractor that inspected the attic, where the fire started, and advised me that the beams had been burnt and recommended replacement. Alex was very patient with me during this project. This project required Alex to modernize a 1990 bathroom. What impressed me about Alex was that he did not begin the project until he had a clear understanding of the my vision. Therefore when the project began, I felt like it was our project instead of my project. Alex is definitely committed to delivering an excellent project. Thank you Alex for being patient with me.”

“I called Gigi Homes & Construction to replace a contractor I was unhappy with! Alex and his crew stepped right in and got to work, making suggestions for and then creating a space for a washer and dryer unit. They also had to find the water pipes needed for the job, rebuilding walls and then painting when everything was done. I'll be doing a new deck in the next few months and will definitely be using Gigi Construction! They are an awesome company with an outstanding work ethic!”

“My previous contractor wasn't able to step up and complete the project he started, putting me in a bind. I know Alex from high school, we were able to connect and he was able to not only complete a 3 level project on a single family but also fix certain parts that previous contractor didn't do correct. Now, happy to say that the home is now complete and looks AMAZING! Can't wait for it to sell. Very pleased with his professionalism and dedication to his work!”

“Alex Bautista and his team (GiGi Homes and Construction) did an amazing job with my recent kitchen renovation. They arrived on time every day and worked late resulting in the project being completed in one week's time! Alex set up the vendor appointments (appliances, countertop and backsplash tile) within one day and even accompanied me to one of the vendors to help with my selection. From the minute the team started the work until the very end, they were professional, friendly and dependable. Their workmanship is impeccable and I couldn't be more satisfied. I should add here that their fees are quite affordable and I found that they were honest and reliable throughout the whole process. My kitchen looks warm and inviting...simply beautiful! This is the second project that Alex's team has completed for me. Last year, they installed a flagstone patio with a fire pit addition. The patio looks fabulous and I've received many compliments on it over the last 12 months. I am already planning a third project with GiGi Homes and Construction. They are amazing to work with I couldn't be happier! Thanks to Alex and his team. Amazing results at an affordable price! Lisa S.”

Chantilly Kitchen FAQ

The questions Chantilly homeowners ask first.

Wall removal, ARB timelines, butler's pantry scope, appliance packages, budget realism. What Chantilly homeowners want answered before they hire a design-build firm to redo a kitchen.

Almost certainly yes in a 1990s Chantilly colonial. That wall is carrying the second-floor load through the middle of the house. Removing it requires stamped drawings from a structural engineer, a correctly sized beam (usually a steel W-beam or engineered LVL), a permit through Fairfax County, and a framing inspection before drywall. We handle every step of that.

Depends on how it's specified. A prep-and-storage butler's pantry with counter, uppers, and lower cabinetry adds $8K–$18K to a mid-range kitchen. Adding a beverage fridge, a second dishwasher, or a prep sink pushes it toward $25K. Homeowners in Chantilly ask for butler's pantries by name more than anywhere else we work, and the scope splits cleanly into 'storage only' or 'real second prep zone' — we spec both options during design.

Depends on the subdivision and where you land in the meeting cycle. Chantilly's HOAs — Poplar Tree, Armfield, Chantilly Highlands, Cabells Mill — each run their own architectural review boards with different meeting calendars. For interior-only kitchen work, ARB usually isn't involved at all. For projects that cut a new window or route a range hood vent through an exterior wall, ARB adds anywhere from two weeks to two months depending on the calendar. We handle the packet and time the county filing to land after ARB approval.

Cosmetic refresh sits at $25K–$45K. A mid-range gut with the same footprint runs $55K–$95K. Adding structural wall removal, a butler's pantry, and a premium appliance package pushes toward $110K–$200K+. The Chantilly forever-home framing tends to land families at the mid-range or full-gut tier rather than the resale refresh — the money goes into features you'll live with for fifteen years, not the ones that read best at listing.

Most families can. We set up a temporary kitchen — usually in a dining room, basement, or garage — with the refrigerator, microwave, and a small sink. Dust containment stays sealed at the work zone for the eight-to-twelve-week active phase. The site gets broom-clean at the end of every day.

Four to six months, depending on scope. Design takes four to eight weeks. Permit review through Fairfax County takes two to six weeks. Custom cabinets take eight to fourteen weeks to arrive. Pro-grade appliance packages run four to twelve weeks. Construction is six to twelve weeks on-site. We overlap phases wherever possible so the total elapsed time compresses.
