Kitchen Remodeling in Burke, VA.

Burke families don't remodel to sell. They remodel because the school pyramid decided they were staying, and the 1985 kitchen isn't going to work for another fifteen years the way it works now. That framing changes what gets built here — the scope goes deeper because the tenure is longer.

The Burke Kitchen

What a Burke kitchen remodel actually looks like.

Chapter 01

What we walk into

The 1980s Burke colonial or townhome kitchen you're probably remodeling has builder-grade oak or laminate cabinets, laminate counters, a compartmentalized floor plan with a load-bearing wall separating kitchen from family room, and an appliance layout that hasn't been meaningfully updated since the original build. Thirty-five to forty years of daily wear on cabinetry designed for a shorter service life.

Chapter 02

The wall is the whole shape of the project

Removing the wall between kitchen and family room is nearly universal in Burke, not a premium upgrade. That means every full remodel here is a structural project first: engineered beam, framing permit through Fairfax County, temporary shoring during demo. The wall dictates timeline, budget, and inspection sequence in a way that a cosmetic refresh in the same house never touches.

Chapter 03

The finishes Burke households actually specify

Quartz counters at mid-range; quartzite or marble at premium. Inset cabinetry requested by name — Burke buyers do research and know what they want. Shaker or inset boxes in painted white, greige, or navy. White oak hardwood matched or refinished across the main level. Professional-grade appliance packages. A nine-foot island with seating on one side and a prep sink on the work side is common in completed projects here.

What Burke Homeowners Are Solving For

What Burke homeowners want out of their kitchen.

The Burke kitchen frustrations that come up on almost every first walkthrough are rooted in a specific design vocabulary — the 1980s Colonial, split-level, or Cape Cod that built the neighborhood — and in a household that has lived with those design choices long enough to know exactly which ones grate most. Here's what Burke homeowners bring to the first visit and what we actually do about each one.

The wall that isolates the cook from everyone else

I'm always facing the wrong way. The kids are in the family room, the guests are in the family room, and I'm in a different room entirely.

In a 1985 Burke colonial, that wall between kitchen and family room is carrying the second-floor load. We size the beam, get the engineer's stamp, pull the structural permit through Fairfax County, and take it down as one coordinated structural project — framing, electrical inside the wall cavity, drywall, and finish carpentry running as one sequence, not four glued together.

Ask yourself

When the wall is down, do you want a full island in the middle or a peninsula that keeps a soft edge between the two rooms? Both work here — the answer changes the flow.

The oak cabinets and laminate counters from the original build

Every other room in this house has been touched. The kitchen is the last thing that still says 1985.

Full-gut cabinet replacement with shaker or inset boxes, painted in the color you actually chose. Quartz counters. Soft-close everything. A real drawer stack for pots rather than a base cabinet with a stationary shelf inside. Burke homeowners at the premium tier ask for inset cabinetry by name because the reveal detail matters to them.

Ask yourself

Do you want inset cabinetry with the flush face and visible reveal, or overlay shaker with a cleaner surface? The two run very differently on price and lead time.

The island that's really just a peninsula

The peninsula seats two, tight. It functions as a wall more than as a work surface.

Most Burke kitchens have a peninsula or a small island that seats two. Once the wall to the family room comes down, a nine-foot island with seating for four to six, a prep sink on the work side, and drawer storage on both sides fits cleanly in the same footprint. That single change reworks how the household moves through the whole back of the house.

Ask yourself

What actually happens at the island — breakfast, homework, guests, all of the above? The answer changes the length and the seating configuration.

The electrical panel that hides aluminum branch wiring

The panel is old and the electrician who came out last year mentioned the wiring was aluminum in parts.

Some 1980s Burke houses were built with aluminum branch wiring — a code-compliant material at the time that carries corrosion and connection risk that copper doesn't. When we open the walls, we check for it. Where it's present, remediation gets folded into the scope alongside the panel upgrade. That's not a surprise; it's a known risk in this vintage that we address up front rather than discover mid-project.

Ask yourself

Has your house had an electrical inspection recently? If not, we'll factor in a walkthrough with the electrician on the first visit so the panel conversation is grounded in what's actually behind the walls.

The appliances that came bundled with the 1990 remodel

The dishwasher rattles, the microwave is louder than the range hood, and the fridge doesn't fit anything we actually buy.

The Burke premium-tier request is a professional-grade appliance package coordinated as one order. Wolf, Sub-Zero, Thermador. Full-depth refrigerator, induction cooktop with a real range hood vented outside, wall oven at reachable height, warming drawer for the family that hosts. We spec, order, and stage the delivery so the crew isn't sitting waiting on a fridge that's still on a truck.

Ask yourself

What appliances do you actually plan to run — induction cooktop, wall oven, warming drawer, wine fridge? We'll size the panel and the layout around the load you'll actually use.

How It Works in Burke

Five things every Burke kitchen project runs through.

The concrete parts of a Burke kitchen job homeowners want nailed down before they sign. Permits, ARC review, panels, wiring, budget realism.

  1. Step 01

Fairfax County permit path — same as Centreville and Chantilly

Burke sits entirely inside Fairfax County. Wall removal requires stamped drawings from a structural engineer plus a structural permit through Fairfax County Land Development Services. Plan review typically runs three to six weeks. We handle the engineering and the filing so you're not chasing the paperwork.

  2. Step 02

Burke Centre HOA runs the tightest ARC in the region

Burke Centre HOA's architectural review committee is the strictest in the area on exterior modifications. Interior kitchen work generally stays outside their scope — they review exterior visibility, and the kitchen is inside. The exception is when we cut a new window opening or route a range hood vent through an exterior wall. When either applies, we run the ARC packet in parallel with the county permit.

  3. Step 03

Aluminum branch wiring gets checked at the first walkthrough

Some 1980s Burke houses were built with aluminum branch wiring throughout. It's not an emergency, but it does change the electrical scope: outlets, switches, and terminations need special connectors or remediation. We check for it during the panel walkthrough and either confirm copper throughout or fold aluminum remediation into the electrical scope up front.

  4. Step 04

    Inset cabinetry sets the calendar

Semi-custom or custom inset cabinetry runs eight to fourteen weeks from order to delivery, and inset construction pushes the lead time toward the longer end because the joinery is more exacting. Professional-grade appliance packages — Wolf, Sub-Zero, Thermador — run four to twelve weeks. Panel-ready refrigerators frequently run at the longer end. We order both during the design phase so the crew isn't waiting.

  5. Step 05

    Realistic timeline and budget

Cosmetic refresh (paint, counters, no plumbing moves) runs three to six weeks and $35K–$55K. Mid-range gut with the same footprint runs six to ten weeks on-site and $60K–$100K. Full-gut with load-bearing wall removal, inset cabinetry, and a professional-grade appliance package runs eight to fourteen weeks on-site plus design and permits, and $120K–$200K+. Every proposal is fixed-price after the walkthrough.

11+ Years in Burke

The wall we opened up in Burke Centre last month.

Eleven years of remodeling Burke kitchens specifically means we know where the load-bearing wall sits in a Burke Centre colonial, why some 1980s houses need aluminum wiring remediation on top of the panel upgrade, which inset cabinet lines land on their promised week, and which Burke Centre ARC reviewers turn packets around fastest.

Across Burke

What kitchen work looks like across the Burke neighborhoods.

The Burke neighborhoods we work most, and the shape a typical kitchen project takes in each. Different eras, different HOAs, different starting conditions.

Burke Centre

The ARC packet and the wall on the same timeline

What you have

A 1980s Burke Centre colonial or townhome. Original raised-panel oak cabinets, laminate counters, a closed kitchen with a wall to the family room, and an appliance package that reads 1990s at best.

What you're asking for

The wall down. A real island rebuilt for how the family actually cooks and hosts. Inset cabinetry in painted white with a navy island. Quartz counters. And a Burke Centre ARC track that runs cleanly in parallel with the county permit if any exterior scope rides along.

Kings Park West

A 1970s ranch, opened up and updated

What you have

A Kings Park West rancher or split-level from the 1970s. Closed kitchen with a load-bearing wall to the family room, original oak boxes, laminate counters, and a floor plan designed when cooking was a private activity.

What you're asking for

The wall out. A nine-foot island reworked for family life, refinished white oak flooring extended across the main level, and a semi-custom shaker cabinet package painted in a color you'd pick again in ten years.

Timarron Cove

A townhouse kitchen that finally works

What you have

A Timarron Cove townhouse from the 1980s or 1990s. Kitchen tucked at the front or back with limited counter space, a peninsula that reads as storage more than function, and no room for a real island in the current footprint.

What you're asking for

Every drawer a working drawer — pull-outs for trash and spice, deep pot drawers, appliance garages. A tall pantry cabinet where the reach-in used to be. Under-cabinet LED so the counter finally reads well after dark. Slide-in range replacing the freestanding one.

Longwood Knolls

Same layout, whole new feel

What you have

A Longwood Knolls colonial from the late 1980s. Kitchen layout functionally works — U-shape, reasonable counter run, no complaints about flow. Just tired of the oak boxes and the almond counters.

What you're asking for

Keep the layout, replace everything you see. Semi-custom shaker cabinets in a color you actually chose. Quartz counters. LVP or refinished hardwood through the main level. Real task lighting with pendants over the island and under-cabinet strips.

Signal Hill

1980s systems, forever-home finishes

What you have

A Signal Hill single-family from the 1980s. Original electrical panel, possibly aluminum branch wiring in stretches of the house, a closed kitchen with cabinetry from the last refresh cycle that never really solved the layout.

What you're asking for

A kitchen that runs cleanly for the next fifteen years. Panel upgrade with aluminum remediation where needed. The wall to the family room down. Inset cabinets in painted white, quartz counters, and a professional-grade appliance package coordinated as one order.

Lake Braddock

Larger footprint, real hosting kitchen

What you have

A Lake Braddock colonial with more square footage than the typical Burke Centre house, but still boxed off from the family room and dining room. Existing appliance package is builder-grade and doesn't match the scale of the house.

What you're asking for

The wall down and a ten-foot island rebuilt for hosting. Wolf and Sub-Zero appliance package. Quartzite or marble counters at the higher end. Wide-plank white oak flooring across the entire back of the house.

Cherry Run

Smaller-footprint updates, sharper finish tier

What you have

A Cherry Run 1980s single-family with a modest kitchen and a floor plan that doesn't have the square footage of the larger Lake Braddock or Longwood Knolls houses. Original oak boxes and laminate counters showing thirty-five years of wear.

What you're asking for

A kitchen that punches above its footprint. Inset cabinetry, quartz counters, refinished white oak flooring, and a lighting plan that makes the smaller space read as intentional rather than tight.

The finished kitchen matters. So does everything before it: the months we spend in someone’s home, the questions we answer at nine at night, the calls we return the same day. These are the words of people who lived that with us. The experience is the work.

“Alex is an absolute pleasure to work with! I had a great experience. Alex doesn't just do the job, he does it with care, precision and attention to detail- almost like he is taking care of his own home. Alex and his team are professional and polite. He even brought back my trash cans back in (it was trash day) before he left which he didn't have to do at all! If you want a reliable contractor, Alex is your man!”

“I met Alex Bautista/Gigi Construction several years ago via Angie's list. At the time, I was looking for bathroom tile repairs in 2 bathrooms with hard to match tiles. I found Alex to be personable, knowledgeable, professional, an especially attentive and patient listener to me as the client, and most helpful in offering options that were critical in determining scope the project, selecting materials and color options, and relevant costs along the way. He accompanied me to several vendors to review options. I must admit that I slowly pushed a lot of project scope creep along the way, and Alex was helpful in adjusting to my growing wants. Gigi Construction completed 3 1/2 complete bathroom renovations for me in 2020-2021--marble tile, quartz countertops, etc; not so easy during the pandemic and with material challenges. And, in 2021, Gigi completed a rather extensive kitchen renovation for me as well, with new appliances, quartz countertops, relocating the kitchen island, new recessed lighting, LVP flooring, etc. And, along the way, Gigi found time to paint the all interior walls of the entire house, upgrade my mud room with new cabinets and flooring, and mount the TV over the fireplace. I am already thinking about yet another project for Alex and Gigi Construction involving some outside as well as inside work. Alex and Gigi have sort of turned me from a would be house seller of a house in poor to average shape, to deciding to keep this house and enjoy it. I highly recommend Alex Bautista and Gigi Construction--trustworthy, reliable, cost effective, and customer focused.”

“I hired GiGi Homes to repaint my newly purchased home as it was in pretty rough shape paint-wise. Alex was a pleasure to work with. Since I was a first time buyer, I had no idea what the costs were to paint an entire house. Alex was extremely patient as I asked him to break down the costs in his estimate multiple times. Admittedly, I did not properly budget for a paint job for the entire house, but I ultimately decided to repaint only the main level, stairway, and upstairs hallway as it was a hideous baby blue. Prior to the job, Alex drove over samples to me as I was in between colors and he even provided his opinion on what colors would look best based on the space. Alex finished the job in 2.5 days (I was on a time crunch due to furniture delivery) and he was extremely accommodating when I informed him of this time crunch very last minute - the day he was starting the project! Alex patched up where there were holes, seamlessly sanded the walls and trim, and repainted the trim. He even touched up a few doors and painted the inside of closets even though I said he didn't have to worry about them (closets were still that ugly blue that I hated)! I am so appreciative of Alex's work ethic, attention to detail, and professionalism. I would recommend him over and over again to everyone in the NOVA area - and I will definitely be having him take care of more home improvement projects later down the road!”

“I am so happy with the work Gigi homes did for me! The owners who finished my basement before did a horrible job but Alex and his team were happy to help me get everything fixed! From major drywall repair, painting all of 1400square feet, and much needed tile repair, my basement was pretty much brand new!... I even had them do additional trim work, recessed lighting, door trimming and had them hang blinds which all turned out beautifully. They were very reasonable in price, always showed up on time and worked straight through until everything was completed. I can't recommend them enough!”

“I had sidewalks and driveway lined with brick done, windows put in, power washing and trimming, carpet laid, concrete repaired. The workers were on time. If there was a delay I was contacted. Alex even took some off the price for my inconvenience. The work was well done, the workers showed pride in their work, and they left everything clean and removed debris. Alex is a good manager and has excellent staff. I'd use them again. And the bonus is their prices are very reasonable compared to other quotes I got.”

“Alex responded quickly and gave a reasonable quote. He arrived on time to remove all of the trim on our first floor and got to work right away. Before getting started, he put some drop clothes down to protect our floors. He is very honest and fair and we felt comfortable having him in our home. After a couple hours he finished, cleaned up, and was out. If you want someone who is easy to work with and communicates well call him. We would not hesitate to contact him again. We actually are getting him to do another project in the near future.”

“There was a plumbing issue in my basement bathroom where the bathroom was letting off a sewer smell. A friend told me about Alex (Gigi Homes and Construction). Alex and his guys quickly identified the problem. Unfortunately we had to demolish the entire shower. The plumbing was not done correctly. The first thing that impressed me was when Alex came to our home to give an estimate. He listened to what we expressed we were looking for, and did not once try to sell us on anything we weren't interested in. At the return appointment when we signed our contract. We then set up a day and time to meet at the store to walk us around as we picked out our bathroom vanity, mirror shower and floor tile. Alex remained very patient with us the entire time as we struggled to find the perfect items which we had envisioned. Every item of concern that we mentioned to Alex , his answer was always "that's no problem". After we made our selections, he walked out with us to our car and explained the rest of the process to us. From that point, everything moved like clockwork. All of the workers were punctual, polite and professional! Always cleaned up prior to leaving each day. Alex was always on top of the project status and scheduling. He definitely deserves a ton of credit for this happy customer! Not only was he a super easy person to speak with, but He was very kind, professional and thorough! He promptly responded to every call, email and text. Definitely a pleasure to work with! I am sure I will have some needs in the future, and Alex (GIGI Homes and construction )will definitely be my first call! I already have a couple of referrals that will be contacting you very soon! Thanks again! It was a pleasure working with you!! I love my new bathroom!”

“When I was selecting a contractor to do work in my bathroom after an electrical fire, Alex was my choice because of his professionalism and his attention to detail. When assessing the workspace, Alex was the only contractor that inspected the attic, where the fire started, and advised me that the beams had been burnt and recommended replacement. Alex was very patient with me during this project. This project required Alex to modernize a 1990 bathroom. What impressed me about Alex was that he did not begin the project until he had a clear understanding of the my vision. Therefore when the project began, I felt like it was our project instead of my project. Alex is definitely committed to delivering an excellent project. Thank you Alex for being patient with me.”

“I called Gigi Homes & Construction to replace a contractor I was unhappy with! Alex and his crew stepped right in and got to work, making suggestions for and then creating a space for a washer and dryer unit. They also had to find the water pipes needed for the job, rebuilding walls and then painting when everything was done. I'll be doing a new deck in the next few months and will definitely be using Gigi Construction! They are an awesome company with an outstanding work ethic!”

“My previous contractor wasn't able to step up and complete the project he started, putting me in a bind. I know Alex from high school, we were able to connect and he was able to not only complete a 3 level project on a single family but also fix certain parts that previous contractor didn't do correct. Now, happy to say that the home is now complete and looks AMAZING! Can't wait for it to sell. Very pleased with his professionalism and dedication to his work!”

“Alex Bautista and his team (GiGi Homes and Construction) did an amazing job with my recent kitchen renovation. They arrived on time every day and worked late resulting in the project being completed in one week's time! Alex set up the vendor appointments (appliances, countertop and backsplash tile) within one day and even accompanied me to one of the vendors to help with my selection. From the minute the team started the work until the very end, they were professional, friendly and dependable. Their workmanship is impeccable and I couldn't be more satisfied. I should add here that their fees are quite affordable and I found that they were honest and reliable throughout the whole process. My kitchen looks warm and inviting...simply beautiful! This is the second project that Alex's team has completed for me. Last year, they installed a flagstone patio with a fire pit addition. The patio looks fabulous and I've received many compliments on it over the last 12 months. I am already planning a third project with GiGi Homes and Construction. They are amazing to work with I couldn't be happier! Thanks to Alex and his team. Amazing results at an affordable price! Lisa S.”

Burke Kitchen FAQ

The questions Burke homeowners ask first.

Load-bearing walls, aluminum wiring, Burke Centre ARC, inset cabinetry, timelines, budget realism. What Burke homeowners ask before they hire a design-build firm to redo a kitchen.

Almost certainly yes in a 1980s Burke colonial. That wall is carrying the second-floor load through the middle of the house. Removing it requires stamped drawings from a structural engineer, a correctly sized steel W-beam or engineered LVL, a structural permit through Fairfax County, and a framing inspection before drywall. We handle every step of that.

You often don't until an electrician looks at the panel and traces a few outlets. Some 1980s Burke houses were built with aluminum branch wiring, some with copper. We check for it during the panel walkthrough at the first visit. Where it's present, we fold remediation into the scope up front — either replacement of connections at outlets and switches with copper pigtails and approved connectors, or a broader rewire depending on how extensive it is.

Interior kitchen work almost never triggers Burke Centre ARC review. Their scope is exterior visibility — siding, roof, windows, driveway, exterior doors. The exceptions are when we cut a new window opening or route a range hood vent through an exterior wall. Either triggers an ARC submission that runs in parallel with the county permit. We check your covenant and prep the packet if it applies.

Cosmetic refresh sits at $35K–$55K. A mid-range gut with the same footprint runs $60K–$100K. A full gut with load-bearing wall removal, inset cabinetry, and a professional-grade appliance package pushes toward $120K–$200K+. The Burke forever-home framing tends to land households at the mid-to-premium end because the tenure is long and the finish is going to be lived with for another fifteen years.

Inset cabinets have their doors and drawer fronts flush with the cabinet face frame, with a visible reveal around each door. Shaker refers to the door style — a flat center panel with a raised frame — and shaker doors can be inset or overlay. Inset construction runs longer on lead time and costs more because the fit tolerances are tighter. Burke buyers ask for inset by name more than any other city we work.

Four to six months, depending on scope. Design takes four to eight weeks. Permit review through Fairfax County takes three to six weeks for structural work. Semi-custom or custom inset cabinets take eight to fourteen weeks to arrive. Professional-grade appliance packages run four to twelve weeks. Construction is eight to fourteen weeks on-site. We overlap phases wherever possible so the total elapsed time compresses.
