Address matters. Homes inside the City of Fairfax boundary permit through the City of Fairfax Code Administration. Homes in unincorporated Fairfax County — Mantua, Kings Park West, Fair Lakes, and the Mason District pockets — permit through Fairfax County Land Development Services. Two different offices, two different plan-review cadences. We confirm the city-versus-county boundary at the first walkthrough because most homeowners don't know which side they're on.

The Mantua or Kings Park West wall between kitchen and family room

The kitchen is a room by itself, and everything happens in the family room on the other side of that wall.

In a 1970s or 1980s Fairfax colonial, that wall is almost always load-bearing. We size the beam, get the engineer's stamp, pull the structural permit through the right office — city or county depending on your address — and take it down as one coordinated project. Framing, electrical inside the wall cavity, drywall, and finish carpentry running as one sequence.

Ask yourself

When the wall is down, do you want a straight sight-line across the two rooms, or a slight visual break that keeps the two zones legible? Both work here — the answer changes the ceiling and the flooring transitions.

The Mason District modernist kitchen that doesn't fit modernist work

The house is 1958 flat-roof modernist, and someone in 1993 gave us a builder-grade colonial kitchen inside it.

Restoring the design vocabulary is a specific skill. Slab cabinet fronts in walnut or painted white, integrated appliances that read as cabinetry, counters that don't fight the era, hardware minimally applied. We coordinate the work with the original ceiling geometry and clerestory glazing so the kitchen reads as period-accurate rather than dropped in.

Are you restoring toward what the house was in 1958, or updating it to a current interpretation of that vocabulary? The two paths look different at the finish level.

The Old Town Fairfax character kitchen

The historic overlay makes us nervous. We don't know what we can change without triggering a review.

For interior kitchen work in Old Town Fairfax, the historic overlay doesn't apply. Certificate of Appropriateness applies to exterior alterations only. Inside the walls, you can rebuild the kitchen freely — new cabinetry, counters, appliances, layout changes. We map the boundary of exterior scope explicitly at the first walkthrough so nothing on the interior gets held up.

Are you planning any exterior scope alongside the kitchen — new window, exterior door, range hood vent through a visible wall? That's the part the overlay actually reviews.

The pantry that's a closet, not a room

The groceries never make it into the cabinets. They live on the counter.

A butler's pantry or walk-in pantry is a growing Fairfax request across all three of the sub-markets. In a colonial, we carve it out of an adjacent closet or a corner of the dining room. In a modernist, we build it as a full second prep zone with slab cabinetry. In an Old Town character house, we build it to read period-appropriate rather than as a modern add.

Ask yourself

Do you want a prep-and-store pantry with counter, uppers, and possibly a beverage fridge, or a deep walk-in for pure storage? The two designs land very differently.

The kitchen that needs to pair with a multigenerational suite

My mom is moving in next year, and the kitchen has to work for the two households cooking on different schedules.

Fairfax has more multigenerational-suite conversations paired with kitchen scopes than any other city we work. That changes the design: a second sink or dishwasher near the pantry, a small prep zone that functions semi-independently, extra cold storage. Is the multigenerational addition happening on the same timeline as the kitchen, or later? If it's later, we frame in the electrical and plumbing rough-ins now so nothing has to come apart when the suite gets built.

We confirm which office your parcel talks to at the first walkthrough.

  2. Step 02

    Old Town historic overlay is exterior-only for kitchens

    The Old Town Fairfax historic district requires a Certificate of Appropriateness for exterior alterations that touch character — new windows, exterior finishes, additions, front-yard elements. Interior kitchen work isn't reviewed. So even inside the overlay, a full-gut kitchen remodel moves at the standard permit pace as long as we're not cutting exterior openings.

  3. Step 03

    Not every Fairfax kitchen needs wall removal

    Mason District modernists were built with semi-open plans and often don't need structural wall work at all — the scope is finish-tier and appliance replacement. Colonials from the 1970s and 1980s almost always want the wall to the family room down. Old Town character houses vary widely depending on what previous renovations left behind. We assess the structural scope specifically to your house, not to a generic 'Fairfax kitchen' pattern.

  4. Step 04

    The three-Fairfaxes cabinet-and-appliance clock

    Semi-custom or custom cabinetry runs eight to fourteen weeks from order to delivery, and a Mason District modernist project frequently runs at the longer end because period-accurate parts take longer to source than colonial or Old Town stock. Professional-grade appliance packages — Wolf, Sub-Zero, Thermador — run four to twelve weeks. We order both during design so the crew isn't sitting on demo waiting for boxes or a fridge.

  5. Step 05

    Realistic timeline and budget

    Cosmetic refresh (paint, counters, no plumbing moves) runs three to six weeks and $30K–$50K. Mid-range gut with the same footprint runs six to ten weeks on-site and $60K–$100K. Full-gut with wall removal, custom cabinetry, and premium appliances runs eight to twelve weeks on-site plus design and permits, and $120K–$200K+. Old Town character houses at the premium tier can run higher because period-accurate materials and craftsmanship cost more. Every proposal is fixed-price after the walkthrough.

What you're asking for

The wall down and an island rebuilt for how the household actually cooks. Two-tone shaker cabinetry with a forest-green island, quartz counters, and continuous flooring across the entire back of the house.

Mantua

Larger footprint, real hosting kitchen

What you have

A Mantua single-family with more square footage than the average Fairfax colonial. Existing kitchen adequately sized but closed-plan, with a builder-grade appliance package installed in stages over the past twenty years.

What you're asking for

The wall down between kitchen and family room. A ten-foot island with seating for six, a prep sink on the work side, and drawer storage on both sides. Wolf and Sub-Zero appliance package coordinated as one order. Continuous white oak flooring across the main level.

Kings Park West

1970s split-level, opened up

What you have

A Kings Park West split-level from the 1970s. Kitchen tucked at one level with a wall to the family room that carries the split-foyer's structural transitions. Original cabinets showing forty-plus years of daily use.

What you're asking for

The wall opened up wherever the structural geometry allows — sometimes a full opening, sometimes a wide pass-through. Semi-custom shaker cabinets, quartz counters, and a real range hood vented outside instead of recirculating.

Fair Lakes

Newer stock, sharper finish tier

What you have

A Fair Lakes single-family from the early 2000s. Layout doesn't need structural work — the plan is already semi-open. Kitchen finishes are builder-grade at a price point where the household expects higher.

What you're asking for

Keep the layout, replace everything you see. Custom cabinetry in a color you actually chose. Warm-veined quartz counters. A statement range hood. A panel-ready refrigerator. The finish tier the neighborhood supports without overimproving.

Fairfax Corner

Newer townhouse, every inch has to work

What you have

A Fairfax Corner townhouse from the mid-2000s. Kitchen sized adequately for the era but with storage geometry that doesn't match how the household actually cooks and grocery shops. Original appliance package running past efficient service life.

What you're asking for

Every drawer working — pull-outs for trash and spice, deep pot drawers, appliance garages. A full-height pantry cabinet, a slide-in range replacing the freestanding one, under-cabinet LED so the counter reads well after dark. Two-tone painted cabinetry to give the compact space some depth.

Old Town Fairfax

Character kitchen, period-appropriate work

What you have

An Old Town Fairfax character house — pre-war or early post-war — with a kitchen that has been renovated at least once but not in a way that respects the house. Historic overlay on the exterior, but the interior kitchen is fair game.

What you're asking for

A period-appropriate rebuild. Painted inset cabinetry, honed stone or quartz that reads traditional, hardware that suits a house older than 1940. All interior scope, so no Certificate of Appropriateness required — the timeline runs at the standard building-permit pace.

And, in 2021, Gigi completed a rather extensive kitchen renovation for me as well, with new appliances, quartz countertops, relocating the kitchen island, new recessed lighting, LVP flooring, etc. And, along the way, Gigi found time to paint the all interior walls of the entire house, upgrade my mud room with new cabinets and flooring, and mount the TV over the fireplace. I am already thinking about yet another project for Alex and Gigi Construction involving some outside as well as inside work. Alex and Gigi have sort of turned me from a would be house seller of a house in poor to average shape, to deciding to keep this house and enjoy it. Since I was a first time buyer, I had no idea what the costs were to paint an entire house. Alex was extremely patient as I asked him to break down the costs in his estimate multiple times. “There was a plumbing issue in my basement bathroom where the bathroom was letting off a sewer smell. A friend told me about Alex (Gigi Homes and Construction). Alex and his guys quickly identified the problem. Unfortunately we had to demolish the entire shower. The plumbing was not done correctly. Depends on the parcel. The City of Fairfax is a small incorporated area with its own government; the county surrounds it. Homes in Old Town Fairfax and adjacent city blocks permit through City of Fairfax Code Administration. Homes in Mantua, Kings Park West, Fair Lakes, and the Mason District pockets are county addresses. Mailing address alone doesn't always resolve it — we check the parcel boundary at the first walkthrough.

No, as long as the scope is interior. The Old Town Fairfax historic district requires a Certificate of Appropriateness for exterior modifications — new windows, exterior finishes, roof changes, front-yard elements. Interior kitchen work isn't reviewed. So a full-gut kitchen inside the overlay moves at the same building-permit pace as one outside the overlay, provided we don't cut new exterior openings.

Almost certainly yes in a 1970s or 1980s Mantua, Kings Park West, or Middle Ridge colonial. In a Mason District modernist, often no — those plans were semi-open from the start. In an Old Town character house, it varies. We assess the specific structural scope during the first walkthrough rather than applying a generic answer.

Yes, and that's the specific skill the work needs. The vocabulary of a mid-century modernist kitchen is different from a colonial one: slab fronts, integrated appliances, minimal hardware, materials that respect the original ceiling geometry and clerestory glazing. We spec the work to read as period-accurate rather than as a colonial kitchen dropped inside a modernist envelope.

Cosmetic refresh sits at $30K–$50K. A mid-range gut runs $60K–$100K. Full-gut with wall removal, custom cabinetry, and premium appliances pushes toward $120K–$200K+. Old Town character houses at the premium tier can run higher because period-accurate materials and craftsmanship cost more. The Fairfax forever-home framing tends to land households at the mid-to-premium end because tenure is long.

Four to six months, depending on scope and which permit office your address uses. Design takes four to eight weeks. Permit review takes two to six weeks.
