Since I was a first time buyer, I had no idea what the costs were to paint an entire house. Alex was extremely patient as I asked him to break down the costs in his estimate multiple times. “There was a plumbing issue in my basement bathroom where the bathroom was letting off a sewer smell. A friend told me about Alex (Gigi Homes and Construction). Alex and his guys quickly identified the problem. Unfortunately we had to demolish the entire shower. The plumbing was not done correctly. The first thing that impressed me was when Alex came to our home to give an estimate. Oakton Basement FAQ

The Oakton basement questions we hear on every walkthrough.

Multi-project bundling versus separate contracts, cast-iron and galvanized systems catch-up on pre-1990 Oakton houses, mature-tree protection on wooded parcels, and forever-home finish tier realism at the seven-figure home value. Oakton-specific questions before signing.

Yes — any finished basement pulls a building permit through the Fairfax County Land Development Services, and adding a bathroom triggers separate plumbing, electrical, and mechanical trade permits. Egress window cuts and waterproofing installations also require permits. Plan review typically runs three to six weeks. We file the full package and schedule every inspection so nothing sits on paperwork.

Almost never on the interior. Many Oakton blocks operate without an active association, and the subdivisions that do run ARB focus on exterior scope. Exterior work triggers review where an ARB exists. We check the covenant before design finalizes anything outside.

A basic finish runs $75K–$115K and covers framing, drywall, LVP flooring, recessed lighting, a half bath, and one open rec-room volume across the generous Oakton footprint. Adding a full bathroom, a wet bar, dedicated HVAC branch, and a home-office breakout at the forever-home finish tier lands in the $115K–$180K range — where most Oakton projects finish. Home theater with acoustic isolation, a wine cellar with climate control, or a full multi-generational suite with private walkout entrance pushes into $180K–$320K+. Bundled scope with a kitchen or primary-bath project usually compresses the total per room versus running them separately.

Depends on how many rooms and systems are actually due. Bundling three or more (basement + kitchen + primary bath, sometimes plus roof or exterior) usually saves more than the coordination premium costs. One permit calendar. One trade rotation across plumbing, electrical, and HVAC. One dust-containment window on the household. Bundling only two often doesn't save enough to justify the coordination — separate contracts spaced twelve months apart usually run cleaner. The walkthrough scopes each room's actual need before the bundle-versus-separate math gets answered.

Not for the finish alone, but almost always yes when the slab is opening for a bathroom rough-in. Pre-1990 Oakton houses run cast-iron drain lines and galvanized supply that are past their designed service life on many parcels. Once the slab has to open for the rough-in either way, the drain-replacement scope rides along at a fraction of what it costs as a stand-alone repair. Camera inspection at the walkthrough scopes it honestly. If the read shows the drain is still serviceable, we defer the replacement — but on most pre-1990 Oakton walkthroughs, the camera confirms the plumber's earlier read.

Almost always, yes. Basement work is contained to the lower level — the household keeps the kitchen, bedrooms, and main living areas through the entire schedule. Dust containment stays sealed at the top of the stairs. The site broom-cleans at the end of every day. The only phase that touches the upstairs is the HVAC branch tie-in if the scope includes conditioning, and that runs a day or two.
