“There was a plumbing issue in my basement bathroom where the bathroom was letting off a sewer smell. A friend told me about Alex (Gigi Homes and Construction). Alex and his guys quickly identified the problem. Unfortunately we had to demolish the entire shower. The plumbing was not done correctly. The first thing that impressed me was when Alex came to our home to give an estimate. The Fairfax Station basement questions we hear on every walkthrough.

The Fairfax County permit stack, septic evaluation for basement bathrooms and kitchenettes, radon testing and mitigation, wooded-lot walkout in-law scope, and premium finish-tier realism. Fairfax Station-specific questions before signing.

Yes — any finished basement pulls a building permit through the Fairfax County Land Development Services, and adding a bathroom triggers separate plumbing, electrical, and mechanical trade permits. Egress window cuts and waterproofing installations also require permits. Plan review typically runs three to six weeks. We file the full package and schedule every inspection so nothing sits on paperwork.

Typically not for interior scope. South Run Oaks, Burke Centre, Crosspointe, and Hampton Forest each run architectural review scoped to exterior visibility. Interior basement work stays outside that. Exterior scope — egress window wells, walkout doors, exterior stairwells — does trigger review, and we file with the ARB alongside the county permit when it applies.

A basic finish runs $75K–$115K and covers framing, drywall, LVP flooring, recessed lighting, a half bath, and one open rec-room volume across the larger Fairfax Station footprint. Adding a full bathroom with septic-load evaluation, a wet bar or kitchenette, dedicated HVAC branch, and a home-office breakout lands in the $115K–$175K range — where most Fairfax Station projects finish. Home theater with acoustic isolation, a full multi-generational suite with a private walkout, or a wine cellar with climate control pushes into $175K–$325K+. Every proposal is fixed-price after the walkthrough.

It can, and we evaluate it at the walkthrough on any Fairfax Station scope that adds plumbing. A full bathroom, a wet bar, or a kitchenette all add fixture-unit load to the septic system. Where the tank and drain field were sized for the household's current fixture count, the added basement load can push them over capacity. We check the tank age, the pump-out history, and the drain-field condition. If capacity is marginal, the design phase either scopes a septic upgrade alongside the basement finish or resizes the plumbing plan to fit within existing capacity.

Yes. Fairfax County sits in the EPA's high-risk radon zone, and 2026 code requires testing or a mitigation system for any finished living space. On an unfinished basement we run a short-term test (sixty to ninety-six hours) before design finalizes. Where the result reads above the four-picocuries-per-liter action level, a mitigation system — a sub-slab depressurization fan and vent stack — gets scoped alongside the finish package. It's a real trade, not a paperwork item, and it gets priced on the proposal so nothing surprises at final inspection.

Almost always, yes. Basement work is contained to the lower level — the household keeps the kitchen, bedrooms, and main living areas through the entire schedule. Dust containment stays sealed at the top of the stairs. The site broom-cleans at the end of every day. The only phase that touches the upstairs is the HVAC branch tie-in if the scope includes conditioning, and that runs a day or two.
