The house is on three half-levels and none of them is quite big enough. Bedrooms are cramped, primary bath is smaller than any real bathroom we've had, and the split geometry makes horizontal expansion impossible.
Split-level and ranch pop-tops are Fairfax's most common signature-tier scope, and the split-level tie-in geometry is more complex than a colonial's. Stepped roof lines, half-level connections through the new upper floor, and (on the older Mosby Woods parcels) custom framing details that don't come from off-the-shelf plans. We bought the character home for the walkable neighborhood and the front porch. The Architectural Review Board is a real thing and I don't want to fight through years of review for an addition that gets scaled back anyway.
Old Town Fairfax historic-overlay parcels face additional design guidelines: new additions must be designed so they could be removed without compromising the historic structure's essential form. That shapes the tie-in geometry, the roof pitch, and often the material selection.
