Realistic timeline and budget
A bump-out addition (kitchen bump-out, bathroom extension, mudroom, or a screened-porch conversion to four-season — sized for the older Oakton footprint (up to ~225 sq ft)) runs $110K–$180K and finishes in three to four months. A full room addition (rear primary suite with walk-in closet and spa bath, first-floor in-law suite, hosting-scale family room extension, paired kitchen-and-family-room bump-out, or a four-season sunroom with dedicated HVAC on wooded parcels (225–850 sq ft)) runs $180K–$360K and lands at four to six months on-site. A signature addition (second-story addition, full multi-generational wing with kitchenette, attached ADU, or a signature primary-suite wing bundled with kitchen and systems catch-up on the older 1960s–1980s stock — the top tier for long-tenure Oakton households) runs $360K–$700K+ and takes six to ten months. Design plus permit adds four to eight weeks plus three to six weeks at Fairfax County plus two to four weeks at the HOA where applicable (some Oakton pockets run without active associations) on the front end. Every proposal is fixed-price after the walkthrough.
