Realistic timeline and budget
A bump-out addition (kitchen bump-out, four-season sunroom on the rear elevation, or a mudroom-and-laundry combo — sized against the well-and-septic drainfield setback (up to ~250 sq ft)) runs $120K–$200K and finishes in three to four months. A full room addition (full room addition — rear primary suite with dressing room and spa bath, first-floor in-law suite with kitchenette, hosting-scale family room, or paired kitchen-family bump-out on the larger 1970s–1990s Fairfax Station footprint (250–900 sq ft)) runs $200K–$400K and lands at four to six months on-site. A signature addition (second-story addition preserving the drainfield footprint, multi-generational wing with kitchenette and private walkout entry, attached ADU under Fairfax County's post-2021 zoning framework, or a signature primary-suite wing on wooded acreage) runs $400K–$750K+ and takes six to ten months. Design plus permit adds five to nine weeks plus four to twelve weeks at Fairfax County plus two to four weeks at the HOA (Crosspointe and South Run especially) on the front end. Every proposal is fixed-price after the walkthrough.
