Bathroom Remodeling · Centreville, VA
You've been avoiding the primary bath in the mornings. The fiberglass yellowed, then cracked, then started smelling. You put a bath mat over the worst of the grout to stop looking at it. Along the way, this became the bathroom you tolerate. On almost every Centreville block from the eighties and nineties, that story is playing out.
The Centreville Bathroom
The fiberglass tub-shower surround. A vanity with ten inches of counter, base cabinet just deep enough for a hair dryer. Toilet in its own tight closet. An overhead that makes everyone look tired, an exhaust fan that hasn't cleared steam in years. That's the primary bath we walk into here.
The wife shows Alex the switch plate she's been meaning to fix for a year during the walkthrough, and Alex checks what's behind it. Neutral wire tucked in the box, panel a Square D, Cutler-Hammer, or GE. Which means tunable-white lighting over the vanity, a humidity-sensing fan, a heated-floor thermostat, and a soaking-tub circuit all install without a rewire first.
The fiberglass is gone. A walk-in tile shower with a curbless entry, large-format porcelain, glass panel. A freestanding soaker where the built-in used to sit. Vanity lighting that shifts warmer as the day gets later. Floor warm underfoot in February. For the first time in a couple decades, it's a room you walk into on purpose.
What Centreville Homeowners Are Solving For
On the first call, the household already has a mental list. In Centreville primary baths from this era, that list almost always names the same five — fiberglass, layout, vanity, lighting, twenty-year horizon. Here's what we do about each.
No amount of scrubbing gets the yellowing out of the surround, and the caulk keeps separating no matter how many times we redo it.
You've been trying. Scrub brush, specialty caulk, fresh grout. None of it holds — a fiberglass surround this old is past what cleaning saves. Tile shower goes in, the rot behind comes out at demo.
Ask yourself
Do you actually still use the tub, or has it become the place laundry gets folded? The answer decides whether the walk-in shower takes the tub's space or lives next to it.
The toilet is in its own tiny room, the shower is against the far wall, and I can barely turn around at the vanity.
Two adults can't get ready without one waiting in the hallway. Toilet in one closet, tub against one wall, vanity against another. Taking the partition down so shower and vanity share one volume changes how the room feels.
Ask yourself
Would you keep the toilet enclosed in a smaller half-wall zone or open the whole room up? Both work — the answer is about how private the bathroom feels to the household.
There's one sink, ten inches of usable counter, and a base cabinet that fits nothing.
The vanity fits nothing. Ten inches of counter, base cabinet with a stationary shelf that holds a hair dryer. Undersized to hit a price point. What replaces it: double-sink vanity where the layout allows, full drawer stacks, quartz counter with an undermount sink. Storage sized for how the household actually uses the room.
Ask yourself
Is this a dual-vanity household or does the second sink get used twice a year? A single wider vanity with a full drawer stack is often the better answer.
The overhead is one fluorescent tube, the fan runs but doesn't clear steam, and I put on makeup in the hallway because the vanity light is unusable.
You put on makeup in the hallway because the overhead is a single fluorescent tube. The exhaust runs but doesn't clear steam. Vanity fixture that shifts warmer as evening comes on a scene controller. Humidity-sensing exhaust that turns itself on and off. Recessed cans on a separate dimmer. All of it drops into the wiring Centreville already has.
Ask yourself
Do you want smart-home integration for the whole bathroom, or is the tunable-white vanity and humidity-sensing fan enough? Both are common Centreville scopes.
We're not moving. This has to work for us when we're older, not just when we're younger.
You're not moving. That changes the scope: how the bathroom works at seventy matters as much as at fifty. Curbless walk-in shower entry, grab-bar blocking framed into every wall it might need, comfort-height toilet, non-slip porcelain floor tile. Heated floor helps now and matters more later.
Ask yourself
Which aging-in-place features do you want visible now (curbless entry, comfort-height fixtures) and which do you want framed in for later (grab bars, wider doorway)? Both can happen in the same project.
How It Works in Centreville
The parts a Centreville homeowner wants pinned down before signing — the Fairfax County permit path, the HOA read across six named boards, the moisture buffer behind the fiberglass, tile lead times, timeline and budget.
Step 01
Any bathroom remodeling project touching plumbing, electrical, or structure requires a permit through the Fairfax County Land Development Services. Residential plan review typically runs three to six weeks. Cosmetic-only work like a vanity swap with no plumbing move, paint, and hardware usually doesn't need a permit. We handle the filing so nothing sits on paperwork.
Step 02
For Centreville interior bathroom work, HOA architectural review isn't involved. Little Rocky Run, Virginia Run, Compton Village, Faircrest, Sully Station, and Newgate each review exterior modifications specifically. Interior bathroom scope stays outside that. The exception is when a new exterior window goes in for a natural-light upgrade, which does need HOA sign-off. We check the covenant before the design touches anything outside the wall.
Step 03
The demo team pulls the surround, and behind it — most of the time in Centreville homes this old — there's rot in the framing and the subfloor. Ten-to-fifteen percent of the base price is the buffer that covers it, named on the proposal so nothing catches you mid-project.
Step 04
Tile and fixture lead times set the on-site start date the way cabinet lead times set the Centreville kitchen. Large-format porcelain and premium natural stone can run six to twelve weeks from spec to delivery. We spec during design and order early so demo doesn't wait on a pallet.
Step 05
Cosmetic refresh (vanity swap, fixtures, paint, no plumbing moves) runs one to three weeks and $5K–$12K. Midrange gut (full gut with walk-in tile shower, vanity, toilet — plumbing roughly in place) runs four to six weeks on-site and $25K–$45K. Upscale primary bath (walk-in shower, freestanding soaking tub, custom vanity, heated floor, tunable-white lighting, smart-home integration) runs seven to twelve weeks on-site plus design and permits, and $65K–$115K. Design plus permit typically runs three to five weeks plus three to six weeks respectively. Every proposal is fixed-price after the walkthrough.

Across Centreville
A Sully Station primary bath looks nothing like the Newgate version a mile away — different scale, same block calendar. Here's what our bathroom work looks like across the neighborhoods.
The primary bath the whole subdivision is running
What you have
A mid-nineties primary bath. Yellowing fiberglass tub-shower surround, single-sink vanity with laminate counter, toilet in its own tight water closet, sheet vinyl floor, fluorescent overhead, exhaust fan that no longer clears steam.
What you're asking for
Walk-in tile shower with a curbless entry replacing the surround, freestanding soaking tub where the built-in used to sit, dual-sink quartz vanity, tunable-white lighting on a scene controller, heated porcelain floor. The compartmentalized layout opened so the room reads as one coherent volume.
A larger primary bath, room for real separation
What you have
One of the bigger Virginia Run homes. Primary bath has more square footage than most Centreville subdivisions, but the finishes and fixtures are all original — jetted deck tub nobody uses, oversized fiberglass shower alcove, double vanity with laminate that's chipping at the corners.
What you're asking for
The deck tub demoed for a freestanding soaking tub in its own dedicated corner. The fiberglass shower rebuilt as a large walk-in tile shower with a rain head and a bench. Quartz double vanity with full drawer stacks. Smart-home integration across the whole bathroom — Lutron scenes, Ecobee thermostat, humidity-sensing fan.
Same footprint, whole new bathroom
What you have
A late-nineties or early-2000s primary bath that functionally works. Layout is fine, plumbing is fine, no complaints about the flow. Just tired of the almond fixtures, the yellowed fiberglass, the tile from the last cosmetic refresh in 2008.
What you're asking for
Keep the plumbing in place, replace everything you see. Walk-in tile shower into the existing shower footprint. New quartz vanity in the existing vanity footprint. Comfort-height toilet. Porcelain floor with a heated mat underneath. LED recessed cans and a tunable-white vanity fixture.
1980s houses, the layout has to come apart first
What you have
An eighties Centreville home where the primary bath is genuinely small. A single hall bath serves most of the upper floor, and the primary has a cramped shower alcove, a two-foot vanity, and no window. Layout designed when a primary bath was an add-on rather than a room.
What you're asking for
The interior wall between the primary bath and the adjacent closet moved to reclaim square footage. A walk-in tile shower where a wider layout allows. A single-sink but real-counter vanity, tall linen cabinet next to it. Better lighting so the space reads bigger than it is.
A statement primary bath for a larger house
What you have
A mid-nineties Newgate colonial with a good-bones primary bath. Original raised-panel oak vanity, cultured-marble double sink, standard fiberglass surround. The space is there for a real upgrade — it just hasn't been used.
What you're asking for
A statement bath. Freestanding soaking tub against a stone-tile feature wall. Walk-in tile shower with a bench, rain head, and body sprays on a valve controller. Custom vanity with soft-close drawers and integrated lighting. Full smart-home layer — Caseta scenes, Ecobee, heated floor thermostat, humidity-sensing fan.
Every square inch has to work
What you have
A Faircrest townhouse or smaller single-family. Primary bath is compact by design. Original vanity is small, shower is a fiberglass alcove, exhaust fan cuts corners into the ceiling framing.
What you're asking for
A bathroom that finally works inside the footprint you have. Walk-in tile shower replacing the fiberglass alcove without moving the plumbing. A single-sink vanity with full drawer storage. A tall linen cabinet built into the alcove that used to be dead space. Under-cabinet lighting on the vanity so the counter finally reads well.
The primary bath and the basement bath, same window
What you have
Same starting kitchen and primary bath as your Sully Station neighbors. But the finished basement in the house never got its bathroom added, so the family room down there ends anytime someone needs to run upstairs.
What you're asking for
The primary bath done right — walk-in tile shower, dual vanity, tunable lighting. And the basement bathroom added during the same window so the whole household lives through one project instead of two. Basement bath usually needs a sewage ejector pump because gravity drainage isn't available at that elevation.

The finished bathroom matters. So does everything before it: the months we spend in someone’s home, the questions we answer at nine at night, the calls we return the same day. These are the words of people who lived that with us. The experience is the work.
Centreville Bathroom FAQ
Modern-panel neutrals, moisture behind fiberglass, walk-in tile shower cost, aging-in-place framing, living in the house through the build. Centreville-specific questions before signing.
Any work that touches plumbing, electrical, or structure needs a permit through the Fairfax County Land Development Services. Residential plan review runs three to six weeks. Cosmetic-only work like a vanity swap without plumbing moves, paint, and hardware usually doesn't. We handle the filing.
For interior bathroom work, almost never. Centreville's HOA review boards — Little Rocky Run, Virginia Run, Compton Village, Faircrest, Sully Station, and Newgate — focus on exterior modifications. Interior bathroom scope falls outside that. The exception is a new exterior window for natural light, which does need HOA review. We check the covenant before the design touches anything visible from outside.
Depends on the size and the tile. Replacing a fiberglass alcove with a walk-in tile shower in the same footprint, with mid-tier large-format porcelain and a glass enclosure, typically adds $8K–$14K over a straight fiberglass replacement. Curbless entry adds a small amount because the subfloor has to be built up. Premium natural-stone tile with a bench, rain head, and body sprays on a valve controller pushes the shower scope toward $18K–$28K.
Real and consistent. Most bathroom demos we do here surface rot around the surround — decades of small caulk failures let water into the framing. Every proposal on an original bathroom carries a ten-to-fifteen percent buffer for the repair, named up front.
No, and it's specific to Centreville homes this age. Your switch boxes already have the small neutral wire the smart-home layer needs. Scene controllers, tunable-white lighting, humidity-sensing fans, heated-floor thermostats install cleanly. No fishing wires through finished walls.
For most Centreville households with a secondary bath, yes. Dust containment stays sealed at the work zone for the active four-to-six-week phase on a mid-range gut, or seven-to-twelve weeks on an upscale primary bath. The site broom-cleans at the end of every day. A primary-only household with no other functional shower is a harder call — we sometimes stage the shower work to compress the no-shower window to a few days rather than the full active phase.
