The jetted tub is gone. The 36-inch stall grew out to a 60x36 walk-in tile shower with a linear drain, a bench, and two recessed niches. A 72-inch inset shaker double vanity replaces the single-sink oak — quartz counter, drawer stacks that fit two adults' mornings side by side. The floor is warm at 6 AM in January. And the fan pulls moisture through new ducting to the roof.

The jetted tub was the big deal when we bought the house in 1994. Nobody's used it since 2012.

One sink, two people trying to leave the house at 7:15. Somebody's always waiting for the other one to finish.
Two adults leave the house at 7:15, and one is standing in the hall. The vanity is a single-sink 30-to-36-inch oak, undersized for a two-adult household on day one. Most Burke primary baths have room for a 72-inch double vanity — shaker cabinetry (inset if budget supports it), quartz counter, undermount sinks, full drawer stacks, and a floor-to-ceiling linen tower in the corner.

Is the double vanity the right answer, or does the household really need one wider single-sink vanity with genuinely usable counter and storage? Existing plumbing usually decides.
The fan runs but the whole upstairs smells like a shower after somebody showers.
The upstairs smells like a shower whenever somebody showers — the fan is running into the HVAC return, not the roof. That's non-compliant with current code and the reason the primary bath has never actually cleared steam in three decades. We spec a properly sized humidity-sensing fan, cut in a new duct run all the way to a rooftop vent, and fix the moisture-damaged drywall and framing around the old opening.

How long has the fan been failing to clear steam? The longer it's been, the more likely we find moisture damage in the framing above the ceiling.

That horizon changes the scope: a flat threshold at the shower, blocking hidden in the walls where grab bars might land, the doorway widened where framing allows, comfort-height toilet, non-slip porcelain floor. Radiant heat under the tile matters more in the long term.

Which aging-in-place features do you want visible now, and which do you want framed in for later? Both can happen in the same project without changing how the finished bathroom looks today.
How It Works in Burke
The Burke-specific parts pinned down before signing — Fairfax County permit, Burke Centre ARB read, the aluminum-branch-wiring check, the exhaust re-routing scope, timeline and budget.
Step 01
Any bathroom remodeling project touching plumbing, electrical, or structure requires a permit through the Fairfax County Land Development Services. Residential plan review typically runs three to six weeks. Cosmetic-only work like a vanity swap with no plumbing move, paint, and hardware usually doesn't need a permit. We handle the filing so nothing sits on paperwork.
Step 02
For Burke interior bathroom work, HOA architectural review isn't involved. Burke Centre, Kings Park West, Timarron Cove, Longwood Knolls, Signal Hill, and South Run each review exterior modifications specifically. Interior bathroom scope stays outside that. The exception is when a new exterior window goes in for a natural-light upgrade, which does need HOA sign-off. We check the covenant before the design touches anything outside the wall.
Step 03
The current-code exhaust venting matters at the county inspection. The original builder specification frequently ducted the bathroom exhaust fan into the HVAC return plenum rather than to the exterior. That configuration gets flagged at any permitted inspection. Every Burke bathroom proposal includes exhaust fan replacement with a high-CFM humidity-sensing unit and new ducting to a proper exterior vent — not because we want to sell you a fan, but because the county won't sign off without it.
Step 04
The subfloor under a jetted tub deck almost always shows moisture damage at demo. Twenty-plus years of small leaks around the deck and the shower stall base saturate the OSB or plywood below. Every Burke bathroom proposal carries a fifteen-to-twenty percent contingency for the subfloor repair we usually find, named on paper before construction starts.
Step 05
Cosmetic refresh (vanity swap, fixtures) runs one to three weeks and $5K–$12K. Midrange gut (full gut, walk-in tile shower, plumbing in place) runs four to six weeks on-site and $25K–$45K. Upscale primary bath (walk-in shower, soaking tub, custom vanity, heated floor, aging-in-place integration) runs seven to twelve weeks on-site plus design and permits, and $65K–$120K. Design plus permit typically runs three to five weeks plus three to six weeks respectively. Every proposal is fixed-price after the walkthrough.

What you have
A 1970s or early 1980s Kings Park West Colonial. Primary bath is compartmentalized and slightly smaller than the Burke Centre equivalents. Fiberglass tub-shower combo (predates the jetted-tub era), single-sink vanity, tile floor with cracked grout.
What you're asking for
The interior partition between the water closet and the vanity zone removed to reclaim a couple of square feet. Walk-in tile shower where the combo was. Real-counter vanity (single or double depending on layout). Better lighting and a properly vented fan.
Same footprint, whole new bathroom
What you have
A 1980s Timarron Cove primary bath. Fiberglass jetted tub, 36-inch acrylic stall, single-sink vanity — same starting condition as the Burke Centre houses in a slightly smaller room.
What you're asking for
Keep the plumbing in place, replace everything you see. Walk-in tile shower where the stall was. Freestanding soaker in the jetted tub's footprint (or expanded shower if the household prefers). 60-inch double vanity, quartz counter, radiant floor.
1980s houses, aluminum-wiring check first
What you have
A 1980s or early 1990s Longwood Knolls Colonial. Standard primary bath — but the era catches some houses with aluminum branch wiring in the walls that needs an electrical safety check before any new circuit gets added.
What you're asking for
A walk-in tile shower and a double vanity, with electrical remediation on the wiring where it's needed. Full smart-home layer added only after the safety scope is closed out. Radiant floor, humidity-sensing fan, proper venting.
The primary bath meets the aging-in-place plan
What you have
A 1980s Signal Hill Colonial primary bath owned by a household planning to stay for another twenty years. Original fixtures, single-sink vanity, standard 1990s shower footprint.
What you're asking for
A bathroom rebuilt around the twenty-year plan. Curbless walk-in shower with grab-bar blocking framed in, comfort-height toilet, wider door swing where the framing allows, radiant floor for the winter months. Inset shaker vanity so the cabinetry holds up.
Larger primary bath, dedicated tub-and-shower separation
What you have
A 1980s or 1990s South Run Colonial with a larger-than-average primary bath. Original jetted tub on a platform, oversized shower alcove, double-sink vanity that never had drawer storage.
What you're asking for
The jetted tub replaced with a freestanding soaker in its own corner. A large walk-in tile shower with rain head, handheld, and a bench. Double vanity with real drawer stacks and quartz counter. Full smart-home layer — Lutron scenes, Ecobee, humidity-sensing fan.
1970s houses, layout has to come apart
What you have
A 1970s Lake Braddock home where the primary bath is genuinely small. Cramped shower alcove, two-foot vanity, no window, layout designed when a primary bath was an afterthought rather than a room.
What you're asking for
The interior wall between the primary bath and an adjacent closet moved to reclaim square footage. Walk-in tile shower where the alcove was. Single-sink but real-counter vanity, tall linen cabinet next to it. Better lighting to make the space read bigger than it is.

Sometimes, in specific Burke houses. Aluminum branch wiring shows up in a portion of the early-eighties build wave, and any new bathroom circuit added on top of it needs an electrical safety check first — pigtailing to copper at the terminations, or replacing the branch run to the bathroom. It's not universal, but it's a Burke-specific pre-quote check no other city in the footprint has as a widespread concern. We check the panel and a sample of receptacle terminations at the first walkthrough.
The re-routing isn't the big cost — usually $600 to $1,200 in labor and material. But it's not optional. The county won't sign off on the permit with the fan venting into the HVAC return, and the code violation has to close out. We size a proper humidity-sensing fan, run new ducting through the attic to an exterior vent, and address the drywall damage around the old opening.
Yes, if you're thinking about resale in the next five to ten years. Removing the last tub in the home does affect the buyer pool. But because most Burke Colonials have a secondary bath with a tub already, the primary-bath jetted tub can come out without any resale risk. We confirm the secondary bath has a tub before the primary-bath layout gets finalized.
For most Burke households with a secondary bath, yes. Dust containment stays sealed at the work zone for the active four-to-six-week phase on a mid-range gut, or seven-to-twelve weeks on an upscale primary bath. The site broom-cleans at the end of every day. A primary-only household with no other functional shower is a harder call — we sometimes stage the shower work to compress the no-shower window to a few days rather than the full active phase.
